Search is the easy part, and this one is as good as anybody’s. The hard part is the third showing, when two houses look identical on paper and only one of them works on a Tuesday morning. That is the part I am for.
Before you fall in love
A saved search is not a strategy.
Most people start by looking at houses. It is the wrong end of the problem, and it is why so many searches run for a year without an offer.
- Set the criteria before the search, not after
- Commute, schools, the layout your mornings need, the taxes nobody warns you about. Written down first, the list does the filtering for you — and you stop touring houses that were never going to work.
- Listing photos are taken on the best morning of the month
- Wide lenses, empty rooms, no traffic noise. Useful for shortlisting and almost useless for deciding. Treat everything here as a reason to go and look, not a reason to skip looking.
- The best ones often never reach this page
- A lot of what I show buyers sells before it is fully live on the board. If you are only watching public search, you are watching what is left.
