This website is operated by Shamenav Khan, Sales Representative, CENTURY 21 Green Realty Inc., Brokerage. Under the Personal Information Protection and Electronic Documents Act (PIPEDA), the person accountable for personal information collected here is Shamenav Khan, who can be reached at shamenav.khan@century21.ca, on 416-400-9966, or by mail at 6980 Maritz Drive, Unit 8, Mississauga, ON L5W 1Z3.

Where a real estate transaction begins, CENTURY 21 Green Realty Inc., Brokerage also becomes a custodian of the file under the Trust in Real Estate Services Act, 2002 (TRESA), and the brokerage's own record-keeping obligations apply alongside this policy.

This policy covers this website and the HomeBoost Method Guide landing page. It does not cover anything that happens on a third-party site you reach from here — a social media profile, a mortgage broker, or the MLS® search provider named below — each of which has its own policy.

Only what you type into a form, plus the small amount of technical information any web server sees, plus the page views recorded by the two tracking scripts described under Cookies and tracking below. There is no account to create and no login.

Home valuation request

The property address and city, property type, and — if you choose to give them — bedrooms, bathrooms, approximate square footage, and anything you write about improvements. Then your timeline, whether you are also buying, your name, your email, and your phone number. If you pick one of the address suggestions offered as you type, the map coordinates of that address are kept with the request too. The request also records which advertisement or site brought you here, if the address bar carried that information when you arrived — or did on an earlier visit within the last 90 days, as described under Cookies and tracking — the campaign tags on an ad link, or the referring site's name — so that we know which advertising is working. It identifies the advertisement, not you.

Enquiry and contact form

Your name and phone number, your email if you provide one, your message if you write one, and which page you sent it from.

Guide request

Your name, your email, and your phone number if you provide one.

Technical information

Your IP address is read from the request when you submit a form and held in memory for ten minutes, purely to stop the same address flooding the form. It is not written to a database and does not survive a server restart. Our hosting provider keeps its own short-lived request logs, which include IP addresses.

Each form also contains a hidden field that is invisible to you and left empty by any normal browser. Automated spam scripts fill it in, and submissions that arrive with it filled are discarded. If your password manager ever fills it, your submission will be dropped — call instead and it will get through.

Nothing here asks for, and nothing here should ever be sent through, a Social Insurance Number, a date of birth, banking details, or identity documents. Those belong in the brokerage's own secure paperwork once a transaction is actually underway.

For the thing you asked for, and for nothing else:

• To write and send you the comparative market analysis you requested.
• To call or email you back about the question you asked.
• To send you the HomeBoost Method Guide.
• If you asked for the guide, to send you occasional related information about moving up in the GTA — and only until you tell us to stop.
• To keep the forms working and free of automated spam.
• To tell Google Ads when a click on one of our advertisements led to a form being sent, so that the advertising can be measured and paid for sensibly.
• To see which pages of this site someone who has already enquired went on to read, so that the follow-up conversation can pick up where they left off.

What you type into a form is never sent to Google and is never used to target advertising at you. The advertising tag described under Cookies and tracking receives only a random reference number when a form is sent, so it can count the submission without learning who made it. Your information is not enriched with data bought from anywhere else, and the only profile it feeds is the ordinary contact record kept about your own enquiry.

Submitting a form is your consent to be contacted about that request. If you ask for a valuation, expect a valuation and a conversation about it; if you ask to be called, expect a call.

The guide form is different, because it is the one that leads to ongoing email. Ticking that consent is express consent under Canada's Anti-Spam Legislation (CASL), it is asked for separately from the guide itself, and you can take it back at any time. Every email sent under it identifies the sender and carries a way to unsubscribe.

To withdraw consent, reply "unsubscribe" to any email, write to shamenav.khan@century21.ca, or call 416-400-9966. It takes effect immediately and no later than ten business days, and it costs you nothing — you can still ask for a valuation afterwards, and it will still be answered.

Withdrawing consent does not require any explanation. Where a legal or professional obligation requires a record to be kept — a transaction file under TRESA, for example — that record is kept, but it stops being used for anything you have withdrawn consent for.

Your information is never sold, rented, traded, or handed to a lead-generation network. It is not shared with other agents. The only parties that touch it are the service providers needed to run the site and its advertising, each of which processes it on instruction. Three of them — Google, Meta and Follow Up Boss — also set their own cookies, and those are described further under Cookies and tracking:

Resend

Delivers the emails. Every form submission travels through Resend on its way to an inbox, so Resend processes whatever you typed. Servers in the United States.

Vercel

Hosts the site and runs the code. Sees requests and keeps short-lived operational logs. Servers in the United States and elsewhere.

RealtyVis

Provides the MLS® search on the listings page and the search box on the home page. It loads in your browser from its own servers and collects its own usage information under its own privacy policy, which we do not control. It receives nothing you type into our forms.

Google Ads

Google's advertising tag loads on every page of this site and of the guide page. It sets Google cookies in your browser, records the pages you visit, and reports back when a form is sent — carrying only a random reference number for that submission, never your name, email, phone number, or anything else you typed. It is there so that advertisements bought from Google can be measured. Google receives this under its own privacy policy. Servers in the United States.

Meta

Runs the Facebook and Instagram advertising. A small tracking script from Meta loads on every page of this site, sets Meta's cookies, records the pages you view, and reports a valuation request as a conversion under a random reference number. It receives nothing you type into the forms. Servers in the United States.

Follow Up Boss

The contact-management system used to keep track of enquiries. When you send a valuation request or an enquiry, this site's server passes it to Follow Up Boss — with which advertisement or site brought you, where that is known — once the request has been checked and accepted. A small tracking script from Follow Up Boss also loads on every page of this site, sets its own cookie, and records which pages you view. It is kept from reading what you type into the site's forms. Once a request of yours has gone through — or if you arrive by clicking a link in an email sent through Follow Up Boss — those page views are attached to your record, so that a follow-up call can refer to what you actually read. It can also show a call-or-text button on the page. It is not loaded on the guide page. Servers in the United States.

Google Maps Platform

Provides the address suggestions on the valuation forms and the street-level photo of the home shown once an address is chosen. What you type into that field is sent to Google, through our own server rather than from your browser, to fetch the suggestions; the photo is fetched the same way. Google receives the address text and, for the photo, its coordinates — not your name or contact details, which are never sent to Google. Governed by Google's privacy policy. Servers in the United States.

Google Fonts

The typefaces are downloaded once when the site is built and served from our own domain. Your browser does not contact Google to load them, and the fonts tell Google nothing about your visit.

Beyond those, information is disclosed only where the law requires it — a court order, a lawful demand, a regulatory investigation by the Real Estate Council of Ontario — or where a transaction you have chosen to enter makes it necessary, in which case it goes to CENTURY 21 Green Realty Inc., Brokerage and, as your instructions require, to the professionals working on your file.

Because the email, hosting, advertising and contact-management providers above operate in the United States, your information is stored on and processed through servers outside Canada. While it is there it is subject to the laws of that country, and may be accessible to foreign courts, law enforcement, and national security authorities under those laws.

This is disclosed because PIPEDA requires it, not because anything unusual is being done. If you would rather nothing about you left the country, do not use the forms — call 416-400-9966 instead, and the conversation stays on paper and in Canada.

There is no customer database behind this website. Form submissions arrive as email and live in an ordinary mailbox, which means they are kept as long as they are useful and no longer.

• An enquiry that goes nowhere is deleted within about two years.
• Guide and valuation requests are kept while the conversation is live, and for up to two years after it goes quiet.
• Where a transaction results, the brokerage keeps the file for the period TRESA and its regulations require — currently six years from the end of the transaction — and that obligation overrides everything above.
• The ten-minute rate-limiting record of your IP address is discarded automatically and is never associated with your name.

You do not have to wait for any of that. Ask, and what is held about you is deleted, subject only to records the law requires be kept.

The site is served only over an encrypted connection, form submissions are validated and rate-limited before they are accepted, and mail accounts are protected with multi-factor authentication. Access is limited to the registrant named above.

No safeguard is perfect, and email in particular is not a secure channel end to end. Please do not send anything through this site that you would not be comfortable having sat in an inbox.

Under PIPEDA you can ask, at any time and free of charge:

• What personal information is held about you, and to be given a copy of it.
• To have anything inaccurate or incomplete corrected.
• To have it deleted, where no law requires it be kept.
• To withdraw consent to any use of it, including all email.
• To be told how it has been used and who it has been disclosed to.

Send the request to shamenav.khan@century21.ca or call 416-400-9966. You will get an answer within 30 days, which is the deadline PIPEDA sets. Enough detail to confirm who you are may be asked for first — only so that your information is not handed to somebody else.

This site sets no cookies of its own. It does keep one thing in your browser's own local storage: if you arrive from an advertisement, the campaign tags on that link are remembered for up to 90 days, so that a valuation request you send days later is still credited to the advertisement that brought you. What is stored names the campaign, not you, and clearing your browsing data removes it. There is no Google Analytics. Three third-party scripts do run, and each sets its own cookies:

Meta pixel

Loaded on every page of this site, but not on the guide page. It sets Meta's advertising cookies, notes the pages you visit, and, when you send a valuation request, tells Meta that a click on one of our Facebook or Instagram advertisements turned into an enquiry. The report carries a random reference number, not your details. The cookies are Meta's, and what else Meta does with them — including whether it uses them to show you advertising on Facebook or Instagram — is governed by Meta's own privacy policy, not this one.

Follow Up Boss pixel

Loaded on every page of this site, but not on the guide page. It sets a Follow Up Boss cookie and records which pages you view. It is not allowed to read what you type into the site's forms. Once a request of yours has gone through — or if you arrive from a link in an email sent through Follow Up Boss — those page views are added to your record. It can also place a call-or-text button on the page. What Follow Up Boss does with its cookie beyond that is governed by its own privacy policy.

The MLS® search embed on the listings and home pages is a third-party component and may set its own storage in your browser in order to remember your search. That is under RealtyVis's control and governed by its policy.

To opt out of all of it, block third-party cookies and scripts in your browser's settings, or use a content blocker — the site works fully without either script, and the forms still send. To stop Google using its cookies to personalise advertising, use Google's ad settings at adssettings.google.com, and to do the same for Meta, use the Ad preferences in your Facebook or Instagram settings — both apply to every site that uses their tag, not just this one.

To have the page-view history attached to your enquiry in Follow Up Boss deleted, ask — write to shamenav.khan@century21.ca or call 416-400-9966 — and it is removed along with the rest of your record, as described under Your rights.

This site is meant for adults buying and selling property. It is not directed at children, and information is not knowingly collected from anyone under 18. If a child has sent something through a form, say so and it will be deleted.

If what the site collects changes, this page changes with it, and the date at the top moves. A change that materially affects how existing information is used will not be applied retroactively without asking you first.
