Before we look at anything, we sit down and work out what you are actually solving for. When you want to move. What your current home is worth. What a mortgage payment looks like at a number that still leaves room to breathe.

Then the specifics: layout, storage, distance from work, school ratings, and what the taxes and utilities would really cost you every month.

That groundwork is what makes the search short. When we start booking showings, you already know what you need — so every home we walk into is a genuine candidate rather than a way to find out what you don’t want.

Six things we settle before the first showing

None of these are exciting. All of them are the reason people either love a house in year three or resent it.

Layout

How you actually live in a house, not how many rooms it has. Where homework happens, where the door closes, where everyone lands at 6pm.

Storage

The thing every family underestimates and every family regrets. Closets, garage, basement, and whether the stuff you own will fit the life you want.

Commute

An hour each way eats a morning and the energy you had for bedtime. We put a real number on it before it becomes your life.

Schools

Ratings, catchments, and how far your kids would actually travel — decided in advance, not discovered after an offer goes firm.

Taxes & utilities

The costs nobody warns you about. A cheaper house with heavier carrying costs is not a cheaper house, and we work that out early.

What your mortgage looks like at a number that leaves room to breathe, rather than the maximum a lender is willing to approve.

I set up showings for homes that match the list. Each one we visit gets you closer to the one — nobody is touring houses to pass the time.

And while we are out looking, the rest is moving in the background: movers lined up, your lawyer holding the paperwork, and both closing dates aligned so the sale of yours and the purchase of theirs never collide.

Conditions
What a condition on financing or inspection actually commits you to, what happens if it isn't met, and why waiving one is a bigger decision than it looks.

Aligned closings
Selling yours and buying theirs on dates that work together, so you are never carrying two homes or living out of a suitcase between them.

The keys are not the finish line.

Utilities transferred, accounts switched over, movers booked, closet installers and the heavy-shelf people lined up. I'll walk you through the thermostat and whatever else the last owner never explained.

And after that, you still have my number. Need a painter, a plumber, or advice on a project three years from now — that is still what I am here for.
