The honest version

Why there's no instant number on this page.

I could put one there. Every other agent’s website has one, and it would take an afternoon to build.

The problem is that an automated estimate does not know your house. It does not know the basement was finished properly or badly, that the kitchen backs onto a ravine, or that the identical model three doors down sold low because of a divorce. On an ordinary street it might land close. On an unusual home it can be out by a hundred thousand dollars in either direction, and it will present both numbers with exactly the same confidence.

Which is fine when you’re curious, and genuinely dangerous when you’re deciding whether you can afford to move. A number you can’t interrogate is worse than no number, because you’ll plan around it anyway.

So instead of a guess in four seconds, you get an answer in a day — with the comparable sales it came from, so you’re never taking my word for it either.

What your home would realistically sell for between, in today's market. A single figure to the dollar is a sales tactic — the range is the honest answer, and where you land inside it is a decision we make together.

The actual comparable sales, with addresses, sold prices and dates. You can drive past them. Nothing about how I arrived at the number is hidden from you.

The finished basement that adds more than you'd think, the bathroom that adds less. Which repairs are worth doing before listing and which are money you won't get back.

If you're buying as well: roughly what's left after the mortgage and the costs, and what that actually buys in the areas you're considering.

Worth being clear about

What I send is an opinion of value based on comparable sales — the analysis a real estate salesperson is qualified to provide. It is not a formal appraisal, which only a designated appraiser can produce and which your lender may separately require. And it is an estimate: what a home actually sells for depends on how it’s marketed, when it’s listed, and who happens to be looking that month.

Your details go to me and nobody else. I won’t add you to a drip campaign, and I won’t call unless you ask me to or I need one question answered to finish the analysis.
